Which Banks Have Advantages? What Are Some Points to Consider?

 

 1. Government Housing Bank (GHB) 

strength

No Thai co-borrower required

The interest rate for the first 3 years is lower than other banks by an average of 0.5%.

Notes

The bank is tied to a single agent and requires a pre-approval fee of 15,000-30,000 baht before actual approval, and if it is not approved, no refund will be made.

Normal credit limit is 85% of the bank's appraisal price. If it is higher than 85%, a collateral check is required (additional down payment).

After the first 3 years, the interest rate will float. After that, throughout the contract, there will be no interest reduction, even if you are a direct payment customer. The interest rate will float from the 4th year until the last year of the loan.

Actual post-approval expenses: 3%

Average processing time is 60 days or more.

Must have a document permitting you to work abroad, such as a Work Permit or Visa.

Installment payments must be made through an agent and there is a payment fee of 150 baht per installment throughout the installment contract.

 

 2.United Overseas Bank (UOB)

strength

100% full credit limit in case there is one Thai co-borrower and it is the first home.

The interest rate for the first 3 years is fixed. From the 4th year onwards throughout the loan contract, the interest rate is reduced from 3 years for 2 years until the end of the loan contract without having to refinance.

There is a home loan for cash exchange, with a credit limit of 70-80% of the bank's appraisal price.

Average processing time 30 days

No Pre Approve fee before final loan approval

Pay in installments directly to the bank, without going through an agent (no fees for paying in installments to the bank)

Pre-Approve process: The borrower does not need to fly back to Thailand to do the process. Pre-Approve can be done from abroad.

Notes

There must be 1 Thai co-borrower to collect debts (no occupation required) to receive a credit limit of up to 100%.

Private businesses abroad are not eligible for loans.

You can use your foreign spouse's income to apply for a loan from only 20 countries, not all countries.

Some occupations are not eligible for loans.

 

 3. Siam Commercial Bank

strength

Accept all types of collateral: residences, apartments, vacant land, rice fields, gardens (title deed or NS3). In the case of refinancing from other banks, Siam Commercial Bank is happy to provide a top-up based on the value of the house. This is very good!!

Private businesses abroad can apply for loans.

Spouse income from any country can apply for a joint loan with a Thai spouse from any country.

You can apply for a loan alone if your credit score is not lower than the policy.

Working abroad in any profession, any country can get a loan.

Notes

The credit limit is not high, approximately 70% for all types of residences, home loans for cash, or a maximum of 50% for purchasing vacant land or land loans for cash. However, if it is a refinance, the bank will give up to 90% (including Top-up).

The interest rate is 1-2% higher than the other two banks per year.
